Student Housing Near Georgia Tech Receives Needed HVAC Upgrade

Motili, a real-estate technology company, announced that it is working with Westmar Lofts, modern student housing located next to Georgia Tech in Atlanta, Georgia, to provide a comprehensive retrofit and upgrade of the facility’s entire Heating/Ventilation/Air Conditioning system (HVAC), servicing close to 400 apartment units. Cardinal Group is leading the industry with the installation of one of the most energy efficient HVAC systems available today.

HVAC is a large consumer of energy in the commercial building space, and Westmar is installing Goodman brand high efficiency heat pump systems that are rated up to an energy efficient 16 SEER. At 16 SEER, the heat pump systems are 3 SEER levels higher than the minimum efficiency rating required by the Georgia Energy Code. Also, the heat pumps are rated at an energy-efficient level of up to 9.5 HSPF. This rating is similar in scale to SEER but measures the efficiency of the heat pump in heating mode. Goodman is a recognized leader in the HVAC industry and designs, engineers and assembles products in the United States.

This project will also qualify for utility rebates from Georgia Power for installation of the state-of-the-art system. Cardinal Group also installed new LED lighting in the corridors and stairwells, and high-efficiency water fixtures in the resident apartments, to unlock additional savings in electric and water.

Westmar expects the new Goodman brand systems to pay back on energy savings in under five years. Typically, an HVAC retrofit of this scale has an 10-year ROI horizon. “Getting an HVAC project to pencil on a 5-year payback is tremendous,” said Matthew Sallee, Vice President of Sales at Motili. “Our expertise coupled with Goodman in energy-efficient HVAC in multi-family projects in the multi-family environment ultimately allowed us to overcome the myriad challenges presented by a project of this scope and scale.”
